History

 
The following is a brief history of the Platte River Ranch SFH neighborhood:
 
Sept. 1998 KB Homes executes the Declaration Document creating a common interest community that is subject to covenants and restrictions contained in the Declaration Document.

Upon the buildout and sale of each of the 479 lots, KB Homes annexes each lot into the common interest community.
 

Oct. 1998 The Platte River Ranch Filing No 2 Homeowners Association, Inc. is incorporated as a Colorado non-profit entity and assigned the responsibility of enforcing the Declaration Document.
 
April 1999 KB Homes sells the first home in phase one the neighborhood (Eagleview) comprised of 109 homes.
 
Nov. 1999 KB Homes sells the first home in phase two of the neighborhood (Shoreline) comprised of 85 homes.
 
Oct. 2000 KB Homes sells the first home in phase three of the neighborhood (Lakefront) comprised of 151 homes.
 
Nov. 2000 KB Homes expands the build-out of Eagleview to an additional 134 homes.
 
March 2004 KB Homes sells the last home in the Platte River Ranch neighborhood.
 
Dec. 2007 The Association terminates its contract with Waste Connections.  Beginning January 1st, homeowners are required to hire and pay for their own trash pick-up service.
 
June 2013 to June 2015 The Association replaces the perimeter fencing along Bromley Lane and various "interior" fence lines bordering open spaces through out the neighborhood.
 
Jan. 2014 The Association publishes and distributes on CD to homeowners the first edition of the Homeowner Handbook.
 
August 2015 The Association installs new playground equipment at the Lark Park playground.
 
March 2016 City Counsel for the City of Brighton votes to approve the service plan for the proposed Platte River Ranch South metropolitan District.
 
May 2016 Residents vote to form the Platte River Ranch South Metropolitan District (155 "yes" votes to 47 "no" votes) and elect six homeowners to the District board.
January 2017 The District begins assessing property taxes on homeowners to fund District operations and assumes all of the operational functions and responsibilities of the HOA.
